We camera-inspect your stacks, clean them and restore suitable sections from inside through existing access, so fewer units have to be opened. Your board receives the footage and a stack-by-stack scope it can approve, fund and schedule.
Estimates are free. Camera inspections may carry a charge.
In our restoration plan for the occupied 18-story, 138-unit Beach Club in Naples.
Lined with about 7,250 feet of combined stack and main lining in a seven-story, 94-unit Florida condominium.
Kitchen, bathroom and laundry risers cleaned and reinspected across the four 13-story towers of Vinoy Place in St. Petersburg.
Florida law requires a structural integrity reserve study (SIRS) at least every 10 years for each condominium building three habitable stories or higher, and plumbing is one of the components the study must cover. For budgets adopted on or after December 31, 2024, unit owners can no longer vote to waive or reduce the reserves for those components, apart from a temporary pause the law allows after a milestone inspection.
Your reserve specialist or engineer prepares the study. We supply what it needs about your drainage: camera footage of your stacks and building sewer, a written findings summary and repair pricing by stack and phase. Your engineer can use that pricing for the plumbing line in your reserve schedule.
Kitchen stacks collect grease and scale faster than the rest of the building. When they narrow, the lower units on the line see slow drains and backups at the kitchen sink. We clean the stack back to its wall and camera-inspect it again, as we did on the kitchen risers at Marbella in Naples.
Water stains, odors and damp drywall beside a stack usually mean the iron has corroded or a joint has opened. Where the wall of your pipe can still carry a liner, we line it from inside and leave the finished wall in place.
Sovent is a single-stack drainage system with an aerator fitting at each floor and a deaerator at the base. It needs system-aware inspection and cleaning, and its specialized fittings are reviewed before any lining is proposed. Our record includes Sovent work at Marbella, Sancerre, Riva Del Lago and Vinoy Place.
The horizontal mains under your slab or hung in your garage collect every stack. At Sancerre in Naples, we cleaned and lined the overhead first-floor garage piping down through to the slab.
At Riva Del Lago in Fort Myers, the customer’s May 2015 reference letter describes our blueprint review, pipe inspection and work plan before any cleaning began.
Cleaning restores flow and shows the true condition of your pipe, so the scope reflects the wall we will be lining.
We install a cured-in-place pipe (CIPP) liner in each suitable stack and main. Fittings and sections that a liner cannot restore are replaced, as in the Beach Club plan, which included fitting replacement.
Owners on each line get notice of the dates their stack is out of service and the entry we need.
The closeout footage belongs in your association’s records and your next reserve study.
When your association has an engineer, we work to that engineer’s review. At Riva Del Lago, the customer’s May 2015 letter states that W.J. Johnson Engineering examined our work.
The plan also covered engineering coordination, fitting replacement, underground cleaning and storm-drain work. Our published account reports progress at about month six of an eight-month plan.
We inspected, cleaned and reinspected the risers. The lining applied to the separate overhead main.
With the underground cleaning, the combined scope came to about 3,200 feet.
The combined stack and main lining came to about 4,250 feet.
The scope lists every stack we inspected, what we found, the method we propose for it and the access it needs. Your board can approve the urgent stacks now and phase the rest across budget years.
No. We reach most stacks from the roof, cleanouts and existing fixture connections. Some units on a line need short entries for access or to reopen branch connections, and we schedule those with your manager.
It depends on how many stacks you have, their condition and how access is phased. The Beach Club program was planned over eight months. In a May 2015 reference letter, the Riva Del Lago customer reported that we cleaned ten stacks in two weeks. Timing on your job depends on your stacks’ condition and access, and your scope includes the schedule.
We do not prepare the study. We give your reserve specialist or engineer the camera footage, findings and stack-by-stack pricing that the plumbing component of the study needs.
Sovent stacks are inspected and cleaned with their specialized fittings in mind. Lining is proposed only for sections and connected piping where inspection and system-aware review support it, as at Marbella and Sancerre, where the separate mains were lined.
