High-rises and skyscrapers

We repair the drain stacks and Sovent risers in your high-rise building.

A tall building puts more floors, fixtures and people on every stack. We inspect and clean your risers from the roof and existing cleanouts, line the sections that are suitable and replace the fittings that are not, one stack at a time.

Estimates are free. Camera inspections may carry a charge.

We find where your stack is failing between the roof and the base.

Your building drains through a Sovent single-stack system.

Sovent uses one stack for drainage and venting, with an aerator fitting at each floor, a deaerator at the base and a pressure-relief line. Scale and debris build up in those fittings and in the relief line, and the backups show up on lower floors. We inspect and clean your system with its fittings in mind and treat it as the Sovent system it is.

Your cast-iron stacks are scaling and leaking inside walls.

In conventional stacks, scale narrows your pipe and corrosion opens joints and thin spots behind finished walls. Where the iron can still carry a liner, we line the stack from inside and reopen each branch connection.

The base of your stack takes the whole tower's flow.

Every stack turns at its base into the horizontal building drain, and that turn takes the full flow from every floor above. Cracked base fittings, sags and failing underground mains cause backups that look like stack problems. We inspect the base and the mains in the same survey.

We work your tower one stack at a time, from the roof down.

01

We reach each stack from the roof and existing cleanouts.

Roof penetrations and cleanouts give us access to most of a stack’s height without opening walls on every floor.

02

We camera-inspect each riser and its base.

The footage shows the floors where buildup, cracks or failed fittings sit, so each stack gets its own scope.

03

We clean the riser and collect the debris.

We remove buildup mechanically and collect it with an industrial vacuum, as we did on 16 Sovent risers in two 30-story Tampa towers.

04

We line suitable sections and replace the fittings that cannot be lined.

Cured-in-place pipe (CIPP) restores sound stack sections from inside. Failed fittings and unsuitable sections are replaced.

05

We bypass your building's flow when your underground mains are lined.

On a four-tower Florida property, we bypassed an entire tower for the underground work.

06

We camera-inspect every finished stack.

Closeout footage shows each restored stack before we move to the next.

We have restored stacks in towers from 16 to 55 stories.

Tampa · two 30-story towers · 255 units · 2020 account

We camera-inspected and mechanically cleaned 16 Sovent risers and their base pressure-relief lines in two 30-story Tampa towers.

Each riser runs about 252 feet. We collected the removed debris with an industrial vacuum.

Florida · two 30-story towers · 227 units · built 1990

We inspected, cleaned and restored more than 13,000 feet of Sovent stacks and replaced pipe in a separate pair of 30-story towers.

These figures come from a separate reference-list entry and are not part of the Tampa account.

Florida beachfront high-rise · 16 stories · 125 units · built 1976

We lined about 7,800 feet of sanitary stacks, underground mains and extended bath branches in a 16-story beachfront tower.

Our record also includes high-rise Sovent work in New Jersey, Maryland, Virginia and Washington, DC. Today we take on projects across Florida and in California, Georgia, North Carolina, South Carolina and Texas, confirming fit, mobilization and scheduling for each one outside Florida.

You receive the footage of each riser, a written findings summary and a scope that names the method for every stack.

Stacks in good condition are marked as such, so you can fund the stacks that need work now and monitor the rest.

We price your high-rise repair by stack, height and access.

  • The number of stacks that need lining, cleaning only or replacement.
  • Stack height and the number of branch connections on each.
  • Sovent aerators, deaerators and relief lines that need system-aware work.
  • Underground mains, and whether bypass pumping is needed while they are lined.
  • Roof access, cleanouts and the unit entries your building allows.

Questions high-rise owners and engineers ask us.

Your plumbing drawings will show a single stack with aerator fittings at each floor and a deaerator at the base, instead of separate drain and vent stacks. If you do not have drawings, our camera inspection identifies the fittings.

Sovent risers are inspected and cleaned with their specialized fittings in mind. We propose lining only for sections where inspection and system-aware review support it, and we replace pipe where they do not.

We reach most of a stack from the roof and cleanouts. Some units on a line need a short entry to reopen branch connections or reach a fitting, and we schedule those with your management team.

Where the work requires it, we bypass the flow around the section being repaired. On one four-tower property, we bypassed an entire tower while we lined its underground mains.
